For years, drivers near 192nd Street and West Dodge Road have watched roadwork, new buildings and large stretches of open land slowly turn into something much bigger. That project is Avenue One Omaha, a more than 200-acre mixed-use development designed to combine shopping, restaurants, apartments, offices, green space and hospitality in one walkable West Omaha district.
The biggest question for nearby residents is simple: What businesses are actually coming to Avenue One, and when will it open?
The answer is finally becoming clearer. Several major national retailers and restaurants have signed leases, construction is underway on the first retail buildings, and additional businesses have appeared in City of Omaha building permits. Avenue One’s first major retail phase is currently expected to open in 2027, although the developers have not announced one exact grand-opening date for the entire district.

Avenue One is located in one of the fastest-growing parts of the Omaha metro. It sits near the western edge of the city, close to Elkhorn neighborhoods, major medical facilities, established shopping areas and direct access to the Dodge Expressway. What Is Avenue One?
Avenue One is not being planned as a traditional strip mall or a single shopping center. The development is intended to function more like a neighborhood, with a main-street-style retail corridor surrounded by housing, workplaces, public gathering spaces and recreational connections.
The official plan calls for more than 26 acres of green space and approximately six miles of trails. Those trails are expected to connect different parts of the development and eventually link with Omaha’s larger trail network. Avenue One also sits across Dodge Street from Lawrence Youngman Lake and Park, a 175-acre public recreation area used for walking, fishing, kayaking and other outdoor activities.
Long-term plans also include more than 1,500 apartments, townhomes, senior living, Class A office space and a five-story hotel. These elements will be developed in phases, so visitors should not expect every part of the original master plan to open at the same time.

Businesses and Residents Already at Avenue One
Although the large retail district is still under construction, Avenue One is not completely empty. Several parts of the community are already operating.
Bankers Trust
Bankers Trust’s Omaha Main Branch opened in February 2025 at 19202 Davenport Street. It is the bank’s first full-service Omaha-area branch and offers personal banking, business banking, lending, mortgage and wealth-management services.
GraceHill Church
GraceHill Church is open at 18751 Harney Street. Its new Avenue One-area building provides expanded space for worship services, programs and community events.
Sundance Omaha Apartments
Sundance Omaha is the first completed residential community associated with Avenue One. The development includes 251 apartment homes near 195th Street and offers a clubhouse, fitness center, swimming pool, dog park and other amenities. Apartment homes are currently available for lease.

Confirmed Stores Coming to Avenue One
Avenue One’s developer has formally announced several retailers for the first phase. These are signed tenants rather than rumors or businesses appearing only in preliminary plans.
Arhaus
Arhaus will bring premium furniture, home decor and design services to Avenue One. This will be the retailer’s first Nebraska showroom. A stand-alone store of approximately 15,000 square feet has been reported for the development, with opening planned as part of the 2027 retail phase.
West Elm
West Elm is another first-time Nebraska arrival. The retailer is known for modern furniture, lighting, rugs, bedding and home accessories. Structural work for the building that will house West Elm was underway by spring 2026.
Williams Sonoma
Williams Sonoma will add cookware, kitchen tools, appliances, tableware and specialty food products to the Avenue One lineup. Construction was underway on its future space in 2026, with the store expected to open in 2027.
Pottery Barn
Pottery Barn will offer furniture, bedding, lighting, rugs, decor and other home furnishings. Its future Avenue One space is being developed alongside Williams Sonoma and West Elm, all of which are part of the Williams-Sonoma, Inc. family of brands.
Barnes & Noble
Barnes & Noble will open a bookstore at Avenue One with books, gifts, games, toys, vinyl records and a B&N Cafe. The bookstore was formally announced in January 2026, but an individual opening date has not yet been released.
L.L.Bean
L.L.Bean has signed a lease for a 15,000-square-foot Avenue One store. The outdoor lifestyle retailer sells apparel, footwear, travel products, outdoor equipment and its well-known Bean Boots. The store is expected to open in 2027 and will be L.L.Bean’s first Nebraska location.
Confirmed Restaurants Coming to Avenue One
Perry’s Steakhouse & Grille
Perry’s Steakhouse & Grille will open its first Nebraska restaurant at Avenue One. The upscale steakhouse is known for USDA Prime steaks, tableside presentations, handcrafted cocktails and its signature pork chop.
Perry’s has provided the clearest individual opening window so far. The company says its Omaha restaurant is scheduled to open in summer 2027. Plans call for space for up to 350 guests.
Additional Businesses Shown in Building Permits
The following businesses have been connected to Avenue One through City of Omaha building permits and local development reporting. They appear likely to join the project, but as of July 2026, they had not all received the same formal tenant announcement from Avenue One’s developer. Construction plans and opening schedules can still change.
Trader Joe’s
A City of Omaha permit has been filed for a stand-alone, approximately 13,500-square-foot Trader Joe’s in the Avenue One development. If completed, it would become the Omaha area’s second Trader Joe’s, joining the existing store near 103rd and Pacific Streets.
Permit reporting has pointed to a possible summer 2027 completion. However, Trader Joe’s has not yet added the Avenue One store to its official Omaha location page, so shoppers should treat the store as planned rather than open or fully scheduled.
Yard House
A June 2026 building permit identified a future Yard House restaurant at 19051 Davenport Street. The plans describe a free-standing restaurant with an outdoor patio. Yard House is a casual dining chain known for a large draft-beer selection and a broad menu of burgers, sandwiches, tacos, steaks and other dishes.
This would be the first Yard House in the Omaha area. No public opening date has been announced.
Total Wine & More
A building permit also lists a 23,000-square-foot Total Wine & More store at 251 North 190th Plaza. It would be the retailer’s second Omaha location, following its store near 72nd Street and West Center Road in Aksarben Village.
Total Wine has not announced an opening date for the Avenue One location.
New 55+ Housing at Avenue One
Attivo Trail Omaha
Construction began in 2026 on Attivo Trail Omaha, a rental community designed for adults age 55 and older. The four-story project is planned near 188th and Burke Streets and is expected to include 165 one- and two-bedroom apartments.
Planned amenities include an indoor pool and spa area, fitness and wellness spaces, gathering areas, resident programming and underground parking. A leasing date and completion schedule have not yet been publicly announced.
When Will Avenue One Open?
There is no single opening day for the entire 200-acre Avenue One development. Different components are opening in stages.
- Open now: Sundance Omaha apartments, GraceHill Church and Bankers Trust
- Under construction in 2026: Multiple first-phase retail buildings and Attivo Trail Omaha
- Expected in 2027: The first major retail phase, including several confirmed national retailers
- Summer 2027: Perry’s Steakhouse & Grille is scheduled to open
- Possible summer 2027: Trader Joe’s permit reporting points to this general completion window, but the retailer has not published an official store opening date
- Later phases: Additional housing, office buildings, hotel accommodations, public spaces, trails and more retail and dining tenants
The most accurate way to describe the schedule today is that Avenue One’s Phase One retail grand opening is anticipated in 2027. Individual stores and restaurants may open at different times throughout the year.
Why Avenue One Matters for West Omaha
West Omaha already has major shopping destinations, including Village Pointe and nearby retail corridors along Dodge Street. Avenue One is trying to offer something different by mixing shopping and dining with housing, offices, public plazas and outdoor recreation in the same district.
For people moving to Omaha, the development is another sign of how quickly the metro continues to grow westward. Residents living in Elkhorn, northwest Omaha and communities west of the city will gain access to stores and restaurants that previously required a drive farther east or a trip to another metro area.
The development could also become a regional destination because several announced tenants, including Arhaus, West Elm, L.L.Bean and Perry’s Steakhouse, are entering Nebraska for the first time.

What Has Not Been Announced Yet?
Many pieces of Avenue One are still taking shape. The developers have said additional local, regional and national tenants will be announced as leasing progresses. Specific brands have not yet been named for every restaurant space, service business, fitness concept, hotel or later retail phase.
The long-term master plan is also subject to change. Large mixed-use developments often adjust building locations, tenant mixes and construction timing as leases are signed and market conditions evolve.
Final Thoughts
Avenue One has taken longer to develop than many West Omaha residents originally expected, but the project moved into a much more visible stage in 2025 and 2026. Buildings are rising, major tenants have signed leases and the first retail opening year is now in sight.
As of July 2026, the confirmed lineup includes Arhaus, West Elm, Williams Sonoma, Pottery Barn, Barnes & Noble, L.L.Bean and Perry’s Steakhouse & Grille. Trader Joe’s, Yard House and Total Wine & More have also appeared in building-permit reporting, while additional announcements are expected before the 2027 retail opening.
